Woodhead Sales & Letting wins ‘Best in County’ title at The ESTAS, the most prestigious estate & letting agent awards in the UK sponsored by Zoopla

The Oswestry based agency received the ‘Best in County’ title for Shropshire at the prestigious ESTAS 2018. The award was announced by Phil Spencer, the TV property expert at a lavish luncheon & ceremony at the Grosvenor House, Park Lane London attended by 1,000 of the UK’s top property professionals.

The awards, celebrating their 15th year determine the best estate and letting agents in the UK based purely on feedback from customers who are asked a series of questions about the service they have received from their agent, over 36,000 surveys were completed by customers during the competition.

Phil Spencer, who has hosted the ESTAS every year since their inception in 2003 said “The ESTAS are special because shortlisted and winning firms are selected purely on the service you deliver to your clients. Real feedback from real customers experiencing real service, I don’t think there can be a greater honour in the industry than to receive an award based on that mantra.”

Estate and letting agents were recognised in counties around the UK.  Regional and national Grand Prix Awards were also announced for the Best Single Agent Office in sales and lettings.

Simon Brown Founder of The ESTAS said “At The ESTAS we’re proud to say we believe in old fashioned values like customer service. We know how hard it is to deliver it and that’s why we put the spotlight on property firms who are committed to providing excellent service. The ESTAS brand helps generate consumer trust for all property professionals involved in the home moving process.”

Charlie Bryant, the new Managing Director ZPG’s Property division addressed the audience “ZPG's objectives are precisely aligned with those of The ESTAS because we know how demanding consumers are, The ESTAS awards are based on the public votes you receive, so your recognition today is much deserved. Many congratulations to all of this year's winners and runners up who have been recognised for the excellent standard of customer service they delivered throughout the year."

Kate Howell, Manager of Woodhead Sales & Lettings said “We are absolutely thrilled to be recognised at this year’s ESTAS. It means so much to us as we know it’s our customers who have judged our performance.  We take our levels of customer service very seriously because we know clients have a choice.  We have always been very proud of the personal service and this proves we are delivering what we promise.”

The Awards are organised by The ESTAS Group Ltd.  www.theestas.com

The young winner of a drawing competition run this summer by Woodhead Oswestry Sales and Lettings and the Principality Oswestry Agency has been announced.

The competition, launched at The Marches School Family Fun Day was aimed at children aged up to 12 years old and invited them to draw and colour a picture of Dylan the Dragon – the building society’s fiery mascot – on his summer holidays.

The lucky winner was seven-year-old Megan from Ellesmere for her picture of Dylan on a beach. Megan won a family day pass to Park Hall Farm.

Agency owner Kate Howell said: “We received a lot of excellent entries and it was very hard to pick just one. Megan’s really stood out though and the rest of the office agreed it was the clear winner.

“We’re grateful to Park Hall Farm for supporting the competition. We intend to work with them in the future on some exciting projects that bring together the family-focus on business that we both have.”

Principality Oswestry Agency, established four years ago on Leg Street in Oswestry is part of Wales’ largest building society, offering savings and mortgages.

 Courtesty of Oswestry Life

31Aug

Woodhead Oswestry Sales and Lettings are celebrating an exceptional achievement after all nine members of staff succeeded in gaining an advanced professional qualification.

The team achieved the title of Advanced Associate Members of The Guild of Property Professionals – the UK’s most prestigious network of independent estate agents of which Woodhead is the appointed member in Oswestry. The network of 800 independent agents are selected and maintained as part of the Guild based on their professionalism, high standards, levels of service and sales results. They must also adhere to a strict code of conduct.

To pass the examination, the staff were required to demonstrate thorough knowledge and understanding of crucial industry skills in 40 modules, including: valuing, property appraisal, marketing and promotion in both sales and lettings. The qualification is renewed annually to ensure staff maintain the highest levels of knowledge in line with Guild requirements.

Congratulating the staff on their achievement, owner Kate Howell said: “We are very proud to belong to The Guild, it ensures our standards are the highest they can be. The efforts of the staff in successfully gaining their Guild Associate status simply provides proof that I have the best-trained team of sales and lettings agents in Oswestry.”

10Aug

Woodhead Oswestry Sales and Lettings are pleased to announce they will be offering a traditional method property auction service beginning this summer.

The agent will be partnering with All Wales Auction – an award-winning auctioneering house supported by over 230 staff and 30 offices across Wales and borders. Senior auctioneer and partner Melfyn Williams is well known and highly experienced in his field and boasts a rate of selling four out of every five properties entered.

The auction house has previously been the recipient of the Sunday Times Best UK Auctioneers titles in 2011, 2013 and 2014.

Kate Howell, owner of Woodhead on Leg Street in Oswestry, said: “I’ve been looking for a way to offer auctions to our clients and this seemed like the perfect fit. Not only is Melfyn a top auctioneer and friend, he’s part of the Guild of Property Professionals as we are, so I know the standards of his work will be as high as ours and it’s a great match for us.”

Woodhead will be auctioning their first property – a four-bedroom house for renovation on Oakhurst Road in Oswestry on 10 August. The property, which has a guide price of £160,000 is likely to get a lot of interest from families looking for a project to investors and developers.

“Auctions are definitely something we would like to grow,” said Kate, “some properties are just suited to this method of sale and it’s important I can offer my clients all of the options they might need to sell their property.”

The estate agent has just agreed another three, exclusive exhibition dates this year to present properties for sale in the prestigious Park Lane office in London, which they have access to as part of their membership with The Guild. The dates will be 7 September, 6 October and 11 November.

To arrange a free, no obligation property valuation with one of the three dedicated valuers, call 01691 680044.

10Aug

August is traditionally the time when the property industry takes a breather, the schools are out, families go away on holiday and we brace ourselves for the autumn rush. This year will be no different. The team are full of excitement, enthusiasm and dedication for the season. I’ve just taken on my apprentice Kasey as a permanent member of staff to further strengthen our team, who have all completed their annual training, passing with flying colours.

There’s an extra two members of the Woodhead team on the way, with the happy news that Kim, Principality manager is expecting twins.

The weather is holding for the moment – a bit like the property market. We have just had some of the best sales and lettings results in years. In addition, our first traditional auction is set to take place on 10 August and is already bursting with interest.

All this positivity is set against a national backdrop of Brexit, the tragedy of Grenfell Tower and the devastation of terrorist attacks. Though we are living in uncertain times, we must reflect and then continue to look towards the positive.

I have taken on two new responsible building sites of 10 bungalows on the edge of Oswestry and 46 family homes in the Whittington catchment area, which are nearing the release or build stage. With low interest rates continuing to buoy the housing market, I expect growth to continue in our area.

Woodhead Oswestry Sales and Lettings is once again heading to the bright lights of London to showcase the best property the area has to offer.

The estate agent is inviting people to get in touch if they would like their property featured at the exhibition because there is a growing demand for more homes in the area.

Kate Howell, owner of Woodhead Oswestry Sales and Lettings based on Leg street, has been taking Oswestry properties to market in London for the past nine years to reach the most lucrative of the UK’s property market investors.

Being a part of the prestigious Guild of Property Professionals means the agent has access to their Park Lane office, which displays properties via touchscreens 24/7.

“We have secured dates for our sought-after, exclusive exhibitions in the capital for 7 September, 6 October and 11 November this year and I’ll be there myself to meet and talk to London buyers, to promote and sell the best property that Oswestry has to offer,” said Kate.

“I always look forward to these visits – not just for the change in scenery – but to catch up with my Guild colleagues from all over the country. Being able to share insights with my contemporaries is important to keep my knowledge fresh and find out what’s happening in the rest of the country.”

London has the highest house prices in the country, with the average house in Kensington and Chelsea costing £1,342,600 - six times higher than the national average of £223,766. Meanwhile Oswestry, according to Rightmove, has an average selling price of £178,338.

“When you see the figures next to each other, it doesn’t take long to realise that for Londoners and investors alike, Oswestry is a very attractive offering. Especially considering our fantastic scenery, road networks, hospitals, schools and proximity to big cities and steady house prices that don’t fluctuate with the rest of the country.

“Spreading our wings and arranging exhibitions like this is just one of the ways we go the extra mile for our clients.”

If you have a property you’d like to be valued, Woodhead is offering free, no obligation valuations to all prospective vendors this month with a view to taking on new properties for the first of the London events this August. Call 01691 680044 to arrange.

We're proud sponsors of the eco-dome project at The Marches School, so we're delighted to be able to update you on its progress.

Work has begun on building the first eco-dome, outdoor classroom, at The Marches School as part of a conservation project, much to the students delight.

The Eden Project-style eco-domes funded by the Tesco ‘Bags of Help’ initiative and sponsored by Tesni Homes, Woodhead Oswestry Sales and Lettings, Carbon Zero and Gemma’s Premier convenience store has begun to take shape in the grounds of the school.

The project is seeing a disused piece of land on the school grounds converted into a landscaped area occupied by three dome shaped classrooms to enhance the students’ learning and understanding of conservation, the environment and wildlife habitats.

To complete the project with the additional two eco-domes further funding is required. Students working on the eco-dome conservation project met with the Oswestry Lions last week to deliver their vision for the project. Oswestry Lions are kindly offering their support for the next phase.

Miss Richards, teacher and leader of the Eco-Committee, at The Marches School, commented ‘It’s great to see that the Eco-Committee’s hard work and fundraising efforts are starting to take shape. We visited the eco-dome site this week to take the opportunity to see what we have been working towards, they were all excited to explore the development and get planning for the future.’

If you’re planning on buying or selling a house this year, you may wonder how the general election might affect the property market. Are we facing a close-down as movers wait to find out what happens after the 2017 general election on 8 June?

In previous times, it might. But Mrs May’s surprise election announcement seems unlikely to do any damage. If anything, the snap decision has avoided the long build up which could have created anxiety. The short period between May’s announcement and the election means there is barely time for a dip in sales and any impact would be concentrated into a single month. The widely-held belief that there is likely to be a Tory landslide has limited any uncertainty and the likelihood of five more years under the Conservatives might be seen by many as a positive prospect.

A decisive result will build a better sense of security in predicting future fluctuations in the property market, further increasing buyer confidence. Following previous trends the we expect the number of property transactions to increase for around six months following a general election.

Despite high profile elections in each of the last two summers, the property market has remained resilient, which indicates the majority of buyers will not be put off by uncertainty and I believe Oswestry - despite being in its own ‘property microclimate’ resilient to the highs and lows of the national market – will continue in its pattern of steady growth.

Local developers are certainly not put off and anticipate a period of growth following the election. We’re poised to release details of a 44-home development in Park Hall. We’ve been eagerly awaiting this responsible development - due to start this summer - because it’s a mix of family homes, all of which are in demand in our area.

To speak with a sales or lettings manger, call Woodhead on 01691 680044.

Staff from Woodhead get pedalling for charity

Funds will go to Cancer Research

Four staff from Woodhead Oswestry Sales and Lettings are getting ready to pedal for charity by taking part in an eight-hour static cycle ride on Friday 26 May.

The challenge will take place at the estate agent’s Leg Street office, where the team are aiming to cycle 49 miles (the distance to Liverpool) in just a day to raise funds for Cancer Research.

The staff collectively agreed to put the funds towards this charity as they all know someone who has been affected by the disease.

The staff taking part will take it in turns throughout the day on 20 minute shifts on the bike.

The team have set themselves a target of raising £200.

The challenge has been organised by the youngest and newest member of the Woodhead team, apprentice Kasey Bright (pictured), age 17.

Owner Kate Howell commented: “I’m proud of Kasey for taking the initiative to come up with this fundraiser and I’m sure the team will all rise to the occasion. Everyone is throwing themselves into this challenge, they’re a great team and I’ve no doubt they will succeed in raising money for this very worthy cause.

“I know the ladies taking part would welcome any encouragement people can give them on the day and I’d encourage members of the public to call in and cheer them on or donate."

If you would like to make a donation, visit the JustGiving page: https://www.justgiving.com/fundraising/Kasey-Bright

04May

Woodhead Oswestry Sales and Lettings have today announced a new sponsorship deal with Oswestry Cricket Club.

The deal, which includes prime pitch-side advertising is a boost for the Cricket Club and contributes to the financial security of the popular organisation.

This is the first sports sponsorship deal to be entered into by estate agent Woodhead, who are based on Leg Street in the town.

Under the deal, the Woodhead branding will appear around the ground and inside the club house and be supported by the club’s social media.

Announcing the agreement, Woodhead senior sales consultant Kimberley Morris said: “We’re delighted to be involved with the Cricket Club. It’s a fantastic opportunity for us to work together with the club and its supporters.”

Hugh Roberts, events organiser at Oswestry Cricket Club added: “I think we’ll work really well together. They are a superb company who hold very similar values to us as a business by taking great pride in what they do as well as being professional and good fun.”

09Apr

As the first shoots of spring come through the surface, it signals a new beginning and a fresh start. Nowhere is that more evident than in the UK right now with the triggering of Article 50 signalling the start of a new era. At last some confidence that the decision has been made and the Government provides certainty that we will be leaving the EU.

We expect this confidence to carry into the property market, encouraging people to move on with their lives. Last month we agreed to take on our first new development of the year – which is cleared for foundations to start in June. This assurance by developers is always a key signal that there is growth in the market.

The expectation, pre-referendum that house prices would drop couldn’t be further from the truth, as they continue to rise steadily. Demand for homes remains strong and outweighs the effects of any uncertainty in the market.

Times of uncertainty and reduced transactions are almost always followed by periods of increased transactions. Oswestry is ready to boom. It may not be London, but at times like this, London may well wish it was us. With affordable house prices and years of steady growth – we’re resilient to the national economic booms and busts experienced by the cities.

The last few years have been a challenge with all the uncertainty, but – comparing Oswestry’s property market to a lawn roller (slow and steady) – it’s rolling and we don’t expect it to stop. Lending rates are low, making it an ideal time for first-timers, up-sizers and investors to buy.

Our greatest challenge over the coming quarter is getting enough housing stock to fulfil the demand of our growing waiting list. With sensible pricing, attractive interiors, the best marketing and photography and an experienced, dedicated sales team – we are seeing properties selling within a week of coming on the market with us.

To arrange a free, no obligation valuation of your property, call us on 01691 680044.

The estate agent, based on Leg Street in Oswestry has been shortlisted in the West Midlands category, alongside five others from across Herefordshire, Shropshire and Worcestershire.

Woodhead Oswestry Sales and Lettings were invited to a preview evening at the Marches School this month, to showcase the plans for the forthcoming School Eco-Dome project.

The Eden Project-style geo-domes funded by the Tesco ‘Bags of Help’ initiative and sponsored by Woodhead Oswestry Sales and Lettings, Tesni Homes and Carbon Zero, is scheduled to commence later this month.

The project will see a disused piece of land on the school grounds converted into a landscaped area occupied by 3 dome shaped classrooms to enhance the students’ learning and understanding of conservation, the environment and wildlife habitats.

Stage one will see the first dome being erected whilst further funding is sourced to complete the project.

During the preview evening residents and local businesses will be given the opportunity to hear about the vision for the school project and will then be invited to view the recently opened Tesni Homes show home and sample locally sourced delicacies.

Sarah Longville, Executive Headteacher said, “We are delighted to be the first geo-dome classroom in England to be constructed by company Carbon Zero. This would not be possible without the support and commitment from our event partners. It is a transformational time for the school in the way our lessons will be conducted through an innovative and engaging learning environment. We welcome our local community to embrace the concept and share the use of this new space.”

Kate Howell, owner of Woodhead Oswestry Sales and Letting explained “It’s really important for me to support educational projects like this one. As a local business person, I feel a sense of responsibility to give back to the local community. I have a young family myself and am delighted that the geo-domes will be available for local schools to enjoy for many generations.”
